Screening turn key tenants before you buy

Hello Everyone,

I'm brand new at this but have read and research enough I'm ready to jump in. I have a few duplexes lined up to look at. They are all positive cash flow and they all have renters in them already. The biggest deciding factor between them will be the renters that are currently in them. Do you have any advice on questions I should ask them when I do the walk throughs of the properties?

If it's possible, I'd rather not have to evict anyone and start renting fresh. I'd like to make the process as easy and profitable as possible. Thanks in advance!
