Help with Extreme Seller Situation

Looking for advice from the experts here.  I have a couple with an extreme story.  

Divorced Couple 

Ex-Wife went to Prison

Husband wants to sell house since his name is on loan and title.

Ex-Wife parents paying mortgage but wont sign house over.

How does Husband get out of this mess fastest way? 

They owe 320 and comps are around 400
