Spring/Downtown Houston Meet up

Hello all, I'm new to BiggerPockets and so far I'm loving it!! I'm in Investor on the northside and my specialty is multifamily project in particular duplexes. I currently own one duplex in while the cash flow is not great it's definitely a step in the right direction! I'm looking to better my networking skills and thinking of possibly holding a meet up to network with other investors. Preferably in the Spring area at Rudy's barbecue where I work or downtown. I'm currently seeking 3bd/2bth multi family and single family homes priced between 50k and 150k. Ideally, we would like them to be close to downtown in 77022, 77018, 77021, 77009,77026 and 77020. We don't mind some cosmetic repairs but nothing serious. If it is serious, a discount would be necessary for purchase. We prefer brick construction if possible and it would be great if there was a fence for privacy. We currently landlord 1 cash flow property and look forward to growing our real estate portfolio. $300 cash flow is my goal for all of our investments. If you know of find anything that meets this criteria, please let me know. Thanks, Kevin
