Is it possible to private financing for a duplex?

Is it possible to get 100% private financing for a duplex or multi family? I will be house hacking also.

I played this game looking here....It's close to impossible to get a multi family with 0 down

BUT

you can look at USDA rural housing loans, they are 0 down and look for a property with a Mother in law unit or something you can finish to be a rental space 

Many states have first time home buyer grants that allow the same- 0 down esentially by rolling the down payment into a 0% 2nd mortgage 

And realistically...in Durham your market price is fairly affordable. You might just wanna buckle down the budget and get 3% down saved and then purchase through an FHA
