Cape Coral foreclosure inventory and sheriff sales

Purchased home in Cape in 11' at bottom of foreclosure market and flipped it last year for 6 figure return. We are planning on moving down there, and I'm wanting to purchase depressed home to fix up and live in for a couple years. What are predictions for this rent market? I'm assuming that's why everyone is holding. Inventory of depressed homes seems to be obsolete. Thoughts? How are the sheriff sales in Lee county? I'm noticing only about 15% going to 3rd party investors.
