What does a Buyers Agent do? (title has to be long)

Hello Everyone,

I a new agent. A friend contacted me last night about a duplex she is interested in buying. I pulled the property on title pro 24/7 (don't have MLS access yet) and looked at the comps and I'm scheduled to talk to the sellers agent later today so my friend and I can schedule a time to go look at the property.

What to do next? How do I find out how much the propery is really worth so she doesn't over spend and how to find out what is wrong with it? Would love to help my friend get the best deal possible and not mess her up. Should I get an experienced agent to help me? Can I make any money, if so, how?
