How to sell a condo unit myself

HI, I own an unit free and clear. I'm getting ready to sign another year of lease with the existing tenant. I have someone interested in buying the unit with cash for 1031 exchange purpose.  

Can I do it myself using As is contract? Any advise? 

Anyone knows a good title company? 

also, what about the Rental agreement... how do I transfer the rental lease and deposit to new owner?  How do I have the tenant pay the new owner after its sold?

Should I add a clause in the rental agreement about the new owner?

Any help and suggestion is appreciated.
