Seller and Assignee Think I'm Stupid

Hello BP Members

I have a quick question for you. I've been around the block a few times, and I make it a point to be fair and very upfront with people. With that being said, I'm pretty sure a seller and assignee are trying to cut me out of a deal by 1. Seller saying he doesn't want to sell anymore. 2. Assignee, all of a sudden the property doesn't fit his needs anymore. All contracts are signed, and escrow has been opened with earnest money deposit ($3,000 from assignee). Deal is in PA. That's the short version. I would like to handle this in a way that makes them both poop their pants, that's why I am reaching out on BP for some ideas. My first thought of handling the situation I can't put here because the language would certainly offend someone.

Thanks for your input.
