Need Advice! -- How to Present a Rental Property to Buyers?

My partner and I have six occupied rental properties to wholesale, but they're all in small towns and we're having trouble finding buyers.

I'm in the process of building a property info sheet to present to buyers that lays out all the numbers to potential buyers. I've seen properties presented like this before on the Haves and Wants board at my local REIA, but I'm having trouble finding resources on how I ought to be putting these together.

Are there any buyers or sellers of turnkey rentals that have any advice on what numbers/information I should be including in these info sheets?

Also, I ran one of the properties through the BP Rental Property Calculator, and here's what it spit out!
