Private Sale Process? Please Explain!!
Hi Guys,
So I'm engaging in my first "Private Sale" without the use of an agent or attorney. property is for sale by owner and I want to buy as an individual.
So what I can gather so far is...
1. Run to office depot or some Lawdepot and get a sales contract for the specific state. Fill out and send to seller to sign and return
2. Send this contract to Title Company and My Lender
3. I Order Inspections. Title company orders surveys. Lender orders appraisal. (This is where I assume a bulk of the workload is done... By the lender and title company)
4. Close.
Am I missing steps? I know people use an attorney at least but shouldn't the title company be able to see large gaping holes in the contract as well?

I bought my first property FSBO. This was pretty much the process we went by. We did use an attorney though and he handled escrow/earnest money. How will you be handling that? Or is the seller not requiring it? Both me and the seller actually used the same attorney and split the costs ($250 each if I remember correctly). Other than that, it looks like you've covered it
