Massachusetts investing opportunity

Hello, I have been presented an opportunity for an investment property and the numbers I have ran look great. It is basically a turn key investment with 3 of 4 tenants in place and would be cash flow positive immediately. I will not be living there and need help figuring out financing. This would be my first investment property and I don't know where to begin finding financing. I just recently bought my house so I don't think a conventional loan would be available for me and I don't have funds for a down payment right now. I would like to hold on to the investment property, however would be willing to have a partner or whatever it would take to not loose this opportunity.
