What about New Construction?

I read an article last week here on BP about the power of equity.  Has anyone invested in new construction for the primary purpose of achieving major equity in a short period of time?  For those who live in the DC area, it wasn't long ago when properties appreciated over $100k in as short as a year.  Those days may be long gone, but there are still areas that have that same appreciation rate.  These condos, going for $400-$500k will be worth over 1 million dollars in two years, I'm sure.  http://www.pullmanplacedc.com/

Anyone investing for equity opposed to cash flow?  If so, where?
