How to estimate Section 8 Rental prices?

Hi,

Does anyone have an accurate process on how to estimate Section 8 rental prices?  Section 8 offers a fair market valuation on their local county websites per number of rooms a house has but this is not completely accurate.

I was hoping if anyone has a more accurate way of evaluating rental prices from Section 8.
