Best strategy for submitting lowball cash offers on MLS?

After getting some info on the property/determining your MAO, do you just email the listing agent your offer as a take it or leave it kind of deal?


Or, do you offer less than your MAO to leave room to negotiate in the event they counter?


What about when working with FSBO where a listing agent is representing them, do you handle your offers differently?? (such as making sure you understand your sellers needs, then make your offer on the phone with the listing agent, include list of repairs, etc)?
