Hi,

So I'm just beginning and I spotted a commercial real estate opportunity in my area. They're asking $30,000 and it has a business that is doing well and paying $1800 per month to rent, which means it's essentially a turn key operation.

I can put a down payment of $6000 and possibly get a loan of 25000 at 4% for two years. Does this sound like a good deal?
