Milwaukee area RE appreciation prospects

I'm looking to move my low yielding CA Bay Area property into a better yielding area via 1031 exch. I've been in discussions with a turn-key type operation, and it looks like I can get some properties that easily meet my yield goals, but I'm a little concerned about prospects for appreciation. Anyone familiar with the area & see good or bad prospects for prices?

Also, I'm open to other areas, so if anyone has any good ideas about places to invest, please let me know. Looking for places where the monthly rent is over 1% of the price. Thanks
