best practices to approach an owner...?
Hey all...
SO, I am talking to a neighbor, and he tells me that the attached 3/2 across the street, a current rental, will be sold... That the owner is planning to remodel the kitchens and baths (original late 70's) and sell it. He lives 2.5 hours away, originally bought it to house his kid while in college... It is not thrashed by any means... just not in a state to sell as a SFH in our unreal hot market.
I have been looking for my first flip, and want to see about converting this one to a flip for me.. Admittedly it would not have the trashed house profit margin. but oversight would be easy...
My thoughts on approaching him are: sell it to me now, for a legit profit, without having it vacant, and also save the 5% commission for sale. He wont have to manage the remodel to sell it... Issue is, I dont think he NEEDS to sell it... and the gold rush mentality around here is hard to overcome..
I am planning to write him a letter... anything else I am missing...?
