Selling property under chapter 7 bankruptcy

I am currently in a situation where I have took over the mortgage payments and had the property deeded over to me. A year later and I am finally selling the property. The problem is now that I'm about to go into escrow the owner is filling a chapter 7 bk. Will that effect my sale? The mortgage holder informed me that his attorney is advising him to include the mortgages in the BK  due to their circumstances and they are following through with it. I am wondering if this will affect my sale or hold up the sale? Any suggestions or advice Would be greatly appreciated.
