Networth question on ROI

I have managed to purchase 4 properties with only $26k of my own cash. The total value for the properties equal to $718500. The monthly income produced is $6041. Principle and intrest payments equal $3,746 per month. Have not considered any future vacancies or tax payments to reduce the question size. When evaluating the ROI should I consider the cash from investers in a deal?
