Estimated Rent (Probable): $1,100 - $1,150, possibly $1,200

Vacancy Loss: 5%

Repairs/Maintenance: $53/month

Utilities: $82/month

Monthly Cashflow: $197.95

This is a pretty turnkey property, although the furnace and water heater are on the older end.
