Pros and Cons of PUDs

Hi all, 

I'm wondering if anybody can help me understand the pros and cons of investing in a 4 unit building that is part of a PUD. Is there anything I should be concerned about or look out for? It's the first PUD investment property that I have come across and I'm wondering if there's anything specific I need to know that may be different?
