title misrecorded , or maybe wrong legal description.

This is in Georgia and may be different in various states, but would love to hear any replies. 

So, I was looking at title on a particular property in Atlanta and when searching under the address, it shows as last owner, the person, who bought it in 2007, as well as his mortgage. Nothing after that. 

Doing some more cross-referencing, I found a 2009 foreclosure sale by fannie Mae to an investor and then a QCD from that investor to one of her companies (who's listed as owner in the tax records). 

But the initial foreclosure by fannie mae, the foreclosure deed and the QCD don't show up under the address, because the legal description only refers to a lot number and doesn't include the actual address.

Just an interesting situation, I think. What were to happen, if the previous owner were to give a QCD to someone ? Would they need to do quiet title? Who's screw-up is that, if they just copy the previous legal description and not paid attention? Are the foreclosure and sale even valid, if it's never recorded under the address?
