New to the forum and need some help

Hello, my name is Ricardo and I am new to the real estate idea. I want to learn more about the subject and process of buying and renting out property. I figured joining a forum and asking the community for book recommendations is essential. I am very eager to learn and appreciate all advice. My question is do you

1. Need 10% of the mortgage?

2. do you need a license to buy and rent out the property?

3. How do you begin the process?

4. Should you seek investors?

5. How do you find investors?

After this post, I will be looking through the forums and see if there are already similar posts as mine. I am too excited and getting little ahead of myself,  but thank you all for your help!
