Waiting for market to shift before purchasing long term holds?

How many of you out there are working in a sellers market and are just waiting for the market to shift to purchase some rentals? I know for me it's hard to find properties that cash flow right now.

I live in a seller's market in Denver.  I'm buying in a buyer's market out of state.  Tennessee (as well as Kentucky, Indiana, and other neighboring states) have some pretty good deals out there at the moment.
