Cash Purchase of FSBO Logistic - Newbie Question

I am wanting to make my first cash offer on a FSBO. Would the seller bring the Title Company or would I make that decision. Is that all I would need to bring to the table to handle the legality of it all?

In terms of making the offer. Id like a provision for inspection. I suppose I write that into the offer to purchase (Form form this site?). Would I dare give earnest money to make the contract binding?
