1st Seller Contact for a New New Investor

I just got into investing and made a few calls today and found a couple who want to sell their property and I'm not sure what to do. I have an appointment to look at the property tomorrow and all I have is a one page contract to do an assignment. I don't know how much to offer; although I know it's supposed to be a low offer to allow room for negotiation. I'm researching ARV and comps so I at least can sound intelligent about doing business. Is everyone starting out feeling like they do not know what's really going on or if they are barking up the wrong tree?
