Need a partner for 8.5 cap rate trailer park Utah

I have had small ownership in a trailer park in Logan Utah for 4 years. 9.5 acres on a golf course right off main highway. My partners wanting to sell. I have 350k to put in. On a 70/30 loan will require about 670 total down. Under rented pads and under managed. Great potential. Looking for experienced partner or investor. Thanks
