Should i wholesale or flip this myself. St.Pete Tampa florida

What's going on BP Family. I need some advice on a decision i need to make very quickly.  Have a deal under contract  here in st petersburg florida and i need to decide if i should wholesale it or keep it for myself. Ive got a couple offers on it already but they are a few thousand dollars shy of what my seller is asking and he is not budging on the price. On the other hand it would be a great flip for me because a 40k profit sounds damn good lol i would just need direction on getting financing as this would be my first flip.  Ive included my numbers below  Any experienced investors in st.pete or tampa  i would love your input.
