Getting started in Georgia
Hello BiggerPockets!
My name is Josh! I'm new to Real Estate Investing and looking to get a start in GA. I've been listening to just about every BiggerPockets podcast and done quite a bit of reading (well, audio books) over the past few months, however I still feel a bit lost. I always learn best by doing, and yet am cautious which seems to keep me from doing. From what I've learned, I think I want to start out with multi-family. My wife and I are looking to move out of our apartment and think living in our first investment may be a good idea. We are looking for a duplex, triplex, or fourplex. I think my biggest hurdle right now though is finding properties to analyze, and knowing which ones are worth analyzing.
I think I should probably be talking to an agent and seeing what they can help me find. I don't know much about what I'm seeing on sites like Zillow, and I also don't know how to tell what each unit in a multi family can rent for.

Hey @Joshua Whitman welcome to The real BP. Don't get to overwhelmed. Talking to an agent who is an investor also would be smart. If you live down in Fayetteville then you should talk with a guy named Chris Littleton. He is an agent, investor and property manager that has hundreds of doors under management. There are some really great interest rates, and you won't need that much for a downpayment since you would be an owner occupant even though purchasing an investment. Talk to a good lender as well. Call @Chris (CJ) Geiger about that.
