Real Estate in small towns Farmville, Amelia, VA, etc etc

Good evening, is there a good way to pull comps in small areas such as Farmville, Amelia, Chase City area that don't get properties sold very often. I come across sellers all the time in these small areas but fail at pulling comps for them. Well I kind of suck at it all together.....feel like that's the only thing stopping me from my first deal.
