Advice Needed On Real Estate Investing Idea
Hey Guys, I'm from Canada and I'm about to get into the Real Estate Investing world i just wanted to bring one of my ideas to you guys,
I was thinking about buying a rental property property and attempting to pay it off in about 3 or 4 years free and clear. Obviously it would be a property that wasn't as expensive ranging from 100-200 thousand but as the years go by i was thinking off taking cash flow from renters and additional income from my full time job and reinvesting it into the house until its fully paid off then selling the house and gaining the profit and repeating the process with a more expensive house from the profit I made off the first investment property.
What i'm trying to get to is do you guys think this is a good idea or not. Id love to hear your guys opinion on this, please get back to me.

Investors do not pay off rental properties.
Cash is too valuable to leave it dead and buried in a property. You must spread it around and make it earn it's keep. Leverage is your best friend in investing. Making money off of OPM is going to grow your wealth faster than saving cash to invest.
You must understand that cash is valued at a 10% opportunity value meaning that paying down a 5% mortgage is costing you money not saving money. This means that equity sitting in a income property is reducing your cash flow not increasing it.
When you can stick cash in a mutual fund and consistently earn 7-10 return why pay down a 5% mortgage. Put your money out and force it to earn it's keep.
