Is this a deal? Bay Area home in hot market

I have a friend who's mother recently passed and has inherited her home. The home is in a desirable area with a school district with a good reputation. The home is about 35 years old but needs rehab, about 75K worth. Siding,windows, flooring and kitchen and bathroom remodels. The homes in that area that have been updated are selling for 765-790K. She's of course wants the most she can get out of it and I want it for the least I can buy it for. At what number do you see a deal?
