Purchase on a lake home with 2 structures/homes

I had a guy contact me about help selling his lake property. I got basic details initially and then went and got more at a later date. The property in question is offered is 700K and the appraisal is on the land and the shop/ guest house. Now in addition there is an unfinished Log Home that isn't in the appraisal for that same reason. Problem #1 No comps.  even close and its a log home making it even harder. My question is. Is this worth pursuing even when the lowest price he'll take is 600K? I feel it appeals to a very small group of people plus the Log Home is unfinished inside. It has been on the market for 2 yrs and he just dropped the price from 850K. Zillow and other sites say it is worth 612K. Should I even consider the unfinished log home?
