Newbie Fix'N'Flip Cash Buyers in Houston TX, where to find deals?

My brother and I moved to Houston, TX recently and are new to BP and real estate investing in general. We are cash buyers, and my brother has experience in rental properties, but we want to get involved in fix'n'flip investing. We are interested in learning about other types of real estate investing, but are initially focusing on fix'n'flip. Does anyone have advise on how to find good deals for fix'n'flip? We have tried Agent, MLS, and myhousedeals.com Houston, but are not having any luck. When we price out the expenses for flipping the houses we find from these sources (MLS, agent, myhousdeals) our expenses have always been too high and require us to offer far below asking price.

We have also decided to go to REIA Houston, RICH, Wealth, and Titans.

We are thinking that our problem is we are either estimating too high for the expenses, we are looking in the wrong places, or we don't have access to cheaper rehab materials.  Does anyone have advise with regards to how to find good fix'n'flip deals in Houston, sources on learning how to estimate fix'n'flip expenses, and where to get cheaper materials?  Much Thanks!
