Duplex with fha financing but no comps.

So I found a duplex that meets my criteria, I'd like to do FHA financing and live in one unit and rent the other one out. However the brokers I've been talking to say there are no comps in the area that will give an idea of the value of the house since they are mostly Single family houses. What can I do next? Thank you for reading!
