Kansas City Turnkey Recommendations

Hey all, I'm a new investor (been listening to the bp podcast for some time now though) and would like to get started with turnkey real estate investing in Kansas City. I was wondering if anyone had recommendations on trustworthy and reliable full service turnkey providers that deal primarily with out of state investors (I'm from California). I'm looking for properties that are: - cash flow positive - buy and hold for long term - in B class and above neighborhoods, no war zones - single family homes - in the 60-100k range - completely rehabbed I'm looking to get my feet wet with a purchase soon, and if things go well I plan on buying several of these properties this year.
