Financing or How to get the remainder of my Down Payment?

Does anyone have any idea how to finance this deal? There is a Tri-plex I'd like to buy for about $550,000. I have about $50k - $60k for the downpayment but need an additional $60k - $70k to qualify for a loan through a direct lender. I have 2 SFR rentals so I have some experience in renting. I have a little equity in the properties I own but I'd like to get this tri-plex property before it sells. Any advice?
