Finding Deals, Just in wrong neighborhoods.

First Post. 

Hello REIer's, I'm finding deals in my local area to start my journey. They all seem to be in Town in Scary non attractive neighborhoods. Prices are right where I want them. But the ROI for Flipping is not looking good do to the Neighborhood being so crappy. Would you recommend I stay away, Or get into renting.

Avg rent is $900 or lower, 

deal prices ranges from $39-$79K

rehab around $50-$100K- ELECTIC,ROOF, PLUMBING would need re done- Knob-Tube Stuff.

Comps $120-$140 if your lucky cause no one would want to OWN here do to the neighborhood. 

Real Crappy houses. with lots of work would be awesome- Historic homes.
