seller financed purchase

I recently closed on my first rental property, and am started to look for property number two.  However, I do not have sufficient funds for a 35% down payment.  I read a post or two about seller-financed deals and would like to learn more.  I would like to touch base with someone who has experience in this area and/or a seller who would be willing to consider this option.
