I have a muti unit with back taxes how can i get this deal done

I'm looking into putting together a deal for a duplex first floor is being rented $800 asking price is 50k from what i can tell the property going to need about 15k in repairs. I spoke to the owner he was pretty up front with me about owing 10k in tax and other violations. How can I  make this deal work with a hard money lender or using private funds?
