Buying existing rentals- OFF MARKET- What to get from seller?

Hey guys we are looking at a package of homes tomorrow that are an off market deal. The landlord has moved from the area and is looking to sell the remaining homes in their portfolio. These are college SFH and one duplex that rent from AUG-AUG.

Trying to make sure I don't miss out on anything to request from the seller.  I know that I need to verify the rent amounts.  Verify that tenants are paying.  Many units have been rented for 17-18... so I know I would need to review those leases as well.

We know that we would need the security deposits for 2016-2017.  Also, we would need the security deposits collected for the 2017-2018 leases.  I'm typing this while on duty so I know I'm forgetting things that I have taken notes on.  We will be walking the homes tomorrow.
