Buying condo with renters in it

Hello everyone,

I'm planning to buy a condo to live in myself but currently has tenants in it.

 I'm worried I do my inspection and sign off the contingency but the tenants ruin the condo and now I'm stuck with the bill. 

So I wanted to ask if there are any special contingencies I should put in, time lines, things to ask/look out for? Thank you in advance!
