hey BP,

I recently started looking at deals upstate new york, around rochester.

there are so many properties that have great numbers on paper, around 15% NOI as cash flow after debt service and expenses.

I go to see these properties (virtually as i live in manhattan) and its a different story, there are vacant units that were listed that were listed as turn key. I may find problems, and there may be problems that I cannot foresee (plumbing, structural, sewage, roof etc) which I would need to hire someone to look at.

what is your process of viewing to buying?

for someone that Isnt an expert in estimating future cap ex and evaluating the condition of a building, when do you bring in a contractor or inspector?

I'm planning on going on an in person trip to view many houses at a time, would you advise I bring a local trusted contractor with me?
