buying foreclosure property

hey guys,

i buy foreclosure property from real estate agent that buy the property from the bank and i buy the property from him

the real estate broker said that they can provide me only the title search and the title commitment only after that i pay the cash money to the escrow lawyer

is that correct?

and they can provide me the title insurance only after the deed in my name - is that right?

the lawyer can send me the title only after the closing with the bank

please help me to figure out about this process thank you meital
