Need advice on a Wholesale Deal

Hello BP I have a situation with a property I have it under contract but can't seem to find a buyer the property is located in Lumberton NC. A few investors I spoke with said they don't fill safe in Lumberton NC doing buy and holds and also selling due to low income. 

A trusted realtor who owns property in neigborhood, told me Future Buyer could ask between $600 and $700 for rent. 
I have someone who wants to rent it out when property is move in ready. I keep explaining to investors a lot of Folks in Lumberton NC are renting since housing is limited do to Hurricane Matthew. 

What can I do in this situation? (The owner wants to sale property because he is in Memphis and does not want to do repairs)
