Live in CA want to buy 1st home to rent out in ID or TN... tips?

I love and work in Southern CA, not planning on moving because I have a good job here, but I can't afford to buy a home. Would like to get into real estate for investing purposes. Looking at purchasing and renting our a residence(s) in Idaho or Nashville area... do you have any advice for how to find growing and stable rental areas, where property values are on the rise? Appreciate your help!

Anna Scherrei Do you have a tie to either area? Know people in either market? Boots on the ground are something that will make vetting properties and managing them infinitely easier (even if you have a management company). Plus, it might not feel as much like "work" when you're checking up on a property, which you should do.
