Background checks for current tenants

Hi Everyone,

I'm buying a rental property from a landlord. She's got a tenant in the house and she claims they pay on time. How do you go about doing background checks on current tenants? I was thinking about asking the owner for current statements showing the monthly rent deposit for the last 2 years. However, I'd like to have some additional reassurance.
