Hey BP community! Can I purchase a multi-family with an IRA and live in one of the units? Any feed back is greatly appreciated.

Unfortunately no because the IRA regulations prohibit the IRA owner to use any of the IRA owned assets for personal use. This would run afoul with the following specific rule found under IRC 4975.

"Act by a plan fiduciary whereby plan income or plan assets are used for her own interest."
