Buying directly from a condo HOA

Does anyone have experience buying directly from an HOA? In one of the condo complexes where I own property I noticed that the main office hadn't been in use and that it had been empty for a long time, so today I asked whether they would consider selling, and they appear to be quite interested. I've never done a deal like this before, and I want to make sure that everything is in order to make this as seamless as possible.

What are the pitfalls I should look out for? I know I'll run into financing issues due to the unconventional nature of the property, so it'll probably be a cash deal, unless someone can suggest an alternative? Any kinds of title issues in a deal like this?
