Hello Biggerpockets, im a canadian real estate investor based in toronto. Currently i have been investing in smaller commercial real estate such as retail/office. The mortgage payments for both properties have been paid off, as well as the house in which i currently live in. 

In toronto, the price of the house i live in has gone to the 1.3-1.4m range, i have been deciding whether or not i should sell my house and either buy an apartment building (smaller sized) or leveraging a large sized apartment 30 minutes away from where i live in which prices are much more cheaper; I would end up receiving an ROI of 7-8% easily from what i have already seen, and in turn i would end up renting a house here instead as i find that more preferable to the expansion of my portfolio.

Any thoughts? or ways you would work this situation out in my position ? Also please feel free to suggest ideas that you find would be smarter/better to increase wealth over time.
